Don’t Let a Thermostat Upgrade Cost You More Than It Saves: A 4-Step Installation Checklist

Let’s say you’ve just approved a new Daikin mini split order for a retail space. Specs are solid, the price was within budget, and your team is ready to install. But then comes the small print on the thermostat – and suddenly the project is three days behind because of a wiring mismatch.

I’ve been managing procurement for a mid-size facilities company for about 6 years now. We run about $180,000 annually in HVAC equipment alone. And I’ve learned the hard way that a thermostat install – even a “smart” one like the Daikin One – isn’t as plug-and-play as the sales sheet suggests.   • Wiring requirements: The Daikin One typically needs a 4-wire connection. Some older units only have 3-wire.
  • Voltage: Ensure the thermostat is rated for 24V, not 12V or line voltage.

I’m not a design engineer, so I can’t speak to every nuance of signal voltage, but from a procurement perspective, I’d recommend cross-referencing the unit’s wiring diagram with the thermostat’s manual. It takes 15 minutes.

Step 2: Inventory the Worksite – Photos Are Your Friend

But cutting corners on compatibility checks, wire labeling, or pre-work photos can turn it into a multi-day project. That’s the kind of inefficiency that drives up TCO faster than any savings from a “budget” thermostat.
